DUBAI — Paying rent in Dubai could soon become easier for residents, with a new “Rent Now, Pay Later” service expected to allow eligible tenants to spread their annual housing costs over as many as 12 instalments without interest.
The initiative is being developed by the Dubai Land Department (DLD) in partnership with a local bank and is expected to launch in September 2026, according to local media reports. The plan is intended to reduce the pressure of large upfront rental payments while continuing to give landlords the security of receiving their annual rent at the beginning of the tenancy.
How the Rent Now, Pay Later Model Would Work
Under the proposed mechanism, a tenant would first choose a residential property. The participating bank would then pay the landlord the full annual rent upfront. Instead of paying the landlord through one or several large cheques, the tenant would repay the bank in smaller instalments over a period of up to 12 months.
The proposed instalment arrangement is expected to be interest-free. This could allow qualifying residents to align their housing payments more closely with monthly salaries and other regular household expenses.
Landlords Would Still Receive Annual Rent Upfront
One of the notable features of the proposed model is that landlords would not have to wait for monthly payments from tenants. The participating bank would pay the annual rent upfront, while the tenant’s repayment obligation would be handled separately with the bank.
The arrangement could therefore offer greater payment flexibility to tenants without requiring landlords to give up the certainty associated with receiving a substantial portion, or all, of the annual rent in advance.
Zero Interest, but Final Terms Are Still Pending
Reports indicate that the planned instalments will carry zero interest. However, the final structure has not yet been announced. Details covering eligibility, applications, financing, repayment arrangements and any administrative or processing charges are expected to become clearer when the service is officially launched.
Tenants should therefore wait for the official terms before assuming that every renter or property will automatically qualify for the scheme.
Part of Dubai’s Push for More Flexible Renting
The planned service follows Dubai’s Flexi Rent initiative, launched in June 2026 with participating property companies. Flexi Rent expanded payment options by allowing qualifying tenants to use monthly, quarterly or semi-annual schedules rather than relying only on traditional large rental cheques.
Rent Now, Pay Later would introduce a different financing mechanism: the landlord receives the annual amount upfront from the bank, while the tenant repays the bank over time.
Why the Change Matters for Tenants
Dubai’s traditional rental market has commonly relied on one or a small number of post-dated cheques, meaning tenants can face significant lump-sum payments. A 12-month repayment option could make budgeting easier for residents whose income arrives monthly.
• Potentially spread annual rent across up to 12 instalments
• Proposed zero-interest repayments
• Lower pressure from large upfront rental cheques
• Housing costs that can be aligned more closely with monthly income
• Landlords still receive the full annual rent upfront through the participating bank
Expected Launch in September 2026
The service is expected to launch in September 2026. Full eligibility rules and the precise application process have yet to be formally detailed. Residents interested in using the service should check the final DLD and participating-bank conditions once the programme becomes available.
A Changing Rental Market
The initiative is another sign of Dubai’s shift toward more digital and flexible rental-payment options. Alongside Flexi Rent and private-sector monthly-payment services, the proposed scheme could give tenants more choice in how they manage one of their largest annual expenses.
For landlords, the proposed upfront bank payment may help preserve payment certainty. For tenants, the main attraction is the possibility of turning a large annual obligation into manageable regular payments.
Key Takeaway
Dubai’s planned Rent Now, Pay Later service could allow eligible residents to repay annual rent over up to 12 months at zero interest while landlords receive the annual amount upfront from a participating bank. The initiative is expected in September 2026, but residents will need to wait for the official launch for complete eligibility, application and fee details.
